Agree on a reference line that exists on every face
Ask each provider for a marked elevation or photographs of all accessible faces. A count of courses above a named joint is easier to compare than a general promise to remove all bad brick. If one side has fewer exposed courses, ask how the step in the roof affects the removal boundary. Do not climb onto the roof to count them yourself.
List what crosses that line
A partial rebuild can affect more than the visible brick. The crown, flue projections, cap attachments and flashing meet the upper work at different places. The Brick Industry Association's chimney drawings distinguish the roof interface from details at the top. Have the proposal identify components to be retained, removed for access, replaced or evaluated by another trade. A repair to an outer stack does not automatically include a new flue lining.
Require a decision point for hidden conditions
Ask how the contractor will document masonry found unsuitable below the planned cut line. Establish who can authorize an extension before demolition begins. For a stack that is visibly leaning or dropping pieces, seek assessment of stability before discussing a cosmetic match. Keep the approved drawing and the final marked extent in the same job record.
