What flashing is responsible for
Flashing manages the junction between the roof and chimney. CSIA identifies damaged or separated flashing as one possible water-entry route. The stain inside the house cannot establish that this joint is the only problem. Ask the assessment to distinguish the roof connection from the crown, flue cover and surrounding masonry.
Make the roofing history part of the visit
Tell us whether the roof covering, gutters or chimney exterior were recently changed. An invoice or a photograph taken before that work can clarify what was touched. Describe the first observed leak without assuming that the most recent contractor caused it. Stay on the ground when gathering pictures; access to the roof belongs in the service plan.
Read the proposed scope before approving work
A useful proposal identifies the junction being repaired and the work needed to reach it. Ask who is responsible for any roofing materials that must be disturbed, what adjacent conditions remain outside the quote, and how completion will be documented. An exterior repair and interior ceiling restoration may require separate scopes.
- Which chimney face or roof junction is involved?
- Does the price include disturbing and reinstating roof materials?
- What findings would require a revised recommendation?
Arrange an assessment with the right information
Include your Fort Lauderdale address, the room affected, when moisture was first noticed and whether the problem occurs after every rain. If water has reached a gas appliance or electrical equipment, leave that equipment off and describe the exposure when booking. An assessment can define the next step; it is not a promise that every leak has one cause.
