Show the corners as well as the middle

A tightly cropped picture of rust hides the relationship between metal and brick. From a safe position include the full width of the opening, both ends of the metal, the mortar joint just above it and any nearby cracks. Do not scrape the metal to reveal an edge. The National Park Service notes that rusting or deflecting steel supports can contribute to cracking in brickwork; the actual construction must be identified on site.

Separate surface preparation from support repair

A cosmetic scope may cover staining on exposed metal. A structural question concerns the supported material, the condition at each bearing point and whether movement has occurred. If the scope includes cutting brick or replacing a support, ask who will evaluate that work and protect the opening while it is undertaken. A paint line item cannot answer a question about displaced masonry.

Find the reason a finished room got wet

If the stain followed a leak, keep the old leak repair paperwork with the fireplace record. Request separate findings for the source of moisture, the metal and the surrounding masonry. This lets a painter return at an appropriate stage, without being asked to conceal the marker the assessor still needs.
