Start with the repair history
Gather any invoices for roof work, flashing, crown repairs or a replacement cover. Note whether the earlier work stopped the problem completely, helped temporarily or made no apparent difference. These are different starting points for an assessment. You do not need to diagnose the cause or climb onto the roof before requesting service.
Use Oakland Park's property records
The City's Permit Access page provides address searches for records before and after November 1, 2019. That split matters when looking for older roofing or alteration work. A permit record can help establish the documented scope and timing; it does not show the chimney's condition today. If the search is unclear, ask the City's Building & Permitting staff about the particular property.
Keep the assessment focused
A ceiling mark beside the chimney, water inside the firebox and a damaged exterior surface should be described separately. Ask the proposed scope to identify which finding it addresses and whether adjacent roof materials or interior finishes are included. If a missing cover is discovered, component identification should come before ordering a replacement.
What to send when booking
Include your Oakland Park address, a ground-level photograph if available and a short timeline. For a property purchase, mention the inspection deadline and any report wording you want reviewed. We can discuss the appropriate appointment; the booking request itself is not a condition report or a promise of a particular repair.

- What work has already been attempted?
- Who can provide access to the fireplace and relevant records?
