Keep the original finding intact

Send the inspector's wording and photographs rather than shortening everything to 'chimney failed.' A recommendation to inspect an inaccessible area is different from a visible crack or missing cover. Tell us whether the concern involves the fireplace opening, exterior masonry or roof connection. Avoid lighting the fireplace merely to demonstrate a reported concern.

Find the records that answer your question

Wilton Manors Construction Services describes online property searches for current permit activity and provides a public-records route for building documents. If a portal does not display an older file, a missing search result is not proof that the work never had a permit. Ask the City for the record you need and retain the exact property address.

Separate assessment from the purchase decision

Explain whether you need clarification of a finding, an estimate for an identified repair or both. The proposed appointment should make its scope and access limits clear. An estimate is not a substitute for the purchaser's wider due diligence, and a chimney visit does not replace the City's permit inspections. Ask what can be established during the scheduled visit.

Make the handoff easy

If an agent, seller or property manager will provide access, nominate one person who can coordinate with the owner. Keep any repair authorization separate from access permission. After the assessment, compare the written recommendation with the initial concern so that the planned work addresses the finding rather than just the appearance of the chimney.
