Unpack a vague roof note

“Flashing resealed” could mean new material was fitted, an exposed seam was treated or a joint was simply covered. Look for the date, area worked and a picture or invoice. If roof work has a separate warranty, ask its issuer how they want the junction examined before anyone disturbs the roofing.

A repair that stops at the wrong trade boundary

Imagine a quote to renew the metal at the bottom of a brick stack. The roofer expects to slip it under existing counterflashing. The mason expects the same piece to be taken out when a joint is rebuilt. If both jobs proceed independently, one contractor may have to undo newly finished work. Have each mark the point where their material ends on one sketch, including what happens at the uphill corners and who undertakes the final water-shedding detail.

Request a drawing of the overlap

The Brick Industry Association distinguishes flashing at the roof from the counterflashing that covers it from the chimney side. Ask how those layers will direct rain after repair. A proposal talking only about exposed sealant leaves open what happens behind it at the masonry face.

If the source is still uncertain

An older mark, a dry afternoon and a photograph showing sealant leave several paths possible. A useful first scope may be inspection of accessible interfaces, followed by an agreed limited opening only if necessary. Ask what evidence would cause the provider to switch attention from the roof junction to the chimney top. If the roof covering is still under an agreement, contact that provider before approving an opening and keep its response with the repair proposal.

Choose the correct project record

Dania Beach lists both its City Permit Portal and Broward County ePermits OneStop. Start with the city job reference for work performed at the address, then follow the city's directions if another record or review is relevant. Do not assume an entry in one system describes the flashing details included in the roofer's contract.

Close the job at the roof junction

Keep the before-work note, the named components actually replaced and any correction made to adjacent roofing. If the exterior is complete but a ceiling stain remains, mark its existing perimeter in a dated photograph. Ask which trade receives a new report if it grows after rain.
