Separate the room closure from the roof closure

A panel across the fireplace face tells you what was done inside the room. It says very little about the crown, the roof junction or the passage above. A contractor may also have removed part of a stack while leaving the breast below. A photo from the yard and an old work order can explain which version the assessor should expect without anyone opening walls or climbing up.

Choose the question the visit must answer

If your objective is a dry room, start with the affected finishes and likely water route. If you also want to reopen the fireplace, that adds a separate examination of its condition and connections. Combining those aims into “fix the chimney” can leave the proposal unclear. Ask for the exterior work and any return-to-use work to be described separately so you know what each price accomplishes.

Account for the next finish trade

Mark which damp spot lies nearest the chimney and where a painter or cabinetmaker needs access. Before repainting, agree how you will follow the spot after comparable rainfall and who will evaluate persistent moisture. If past removal or roof changes are mentioned in the house papers, the Sunrise Building Division is the place to ask about available local records.
